GLOBAL LAW FIRM WHITE & CASE TO RELOCATE ITS BUCHAREST OFFICE IN EUROPE HOUSE 

Representatives of CB Richard Ellis Romania, the real estate consulting company that intermediated this project, announced that, starting from April 2011, the Bucharest office of global law firm White & Case will carry out its activities in a new location, situated in the Europe House office building of Victoriei Square. The space, located at the 6th floor of the office building, has an aggregate surface of 1,550 square meters, which allows for a generous partitioning, with a balanced ponder between offices and other auxiliary spaces such as conference rooms, the library or relaxation facilities.

At the moment of preparing the opening of the Bucharest office, in the effervescence of the real estate market of 2007, characterized by a high occupancy degree of the buildings fit to host a law firm’s premises, White & Case had a relatively reduced range of choices in respect of office spaces. The firm opted for a heritage building, erected in the first half of the 19th century and located in an ultra-central venue.

Alina Calciu, Account Manager, Office Agency, CBRE Romania, explained that, „Three years after that moment, White & Case’s space needs have expanded and diversified. The selection of this new location has been the result of a process of superposing the criteria considered by White & Case, on one hand, and the features of the buildings available at this moment, on the other. Europe House has obtained the highest score, as it offers:

  • a central location, in the neighborhood of one of the Bucharest business society poles, also bringing the firm closer to a significant part of its clients;
  • easy access from all parts of the city, supported by a very efficient transport infrastructure;
  • a relevant history regarding the building operation and a specialized and professional management of the building;
  • a space easily to divide, which can be structured modularly, so that it can allow for subsequent adjustments, depending on future needs”.

Negotiations required a long period of time, and Europolis proved to be a pertinent dialog partner, well aware of the value of the transaction. This is why the transaction was concluded in mutually advantageous terms. The signing of the lease agreement by White & Case is proof of our success to fulfill satisfactorily the request of our prestigious client. We are proud of this!”, Alina Calciu also stated.

Along the years, the Europe House building has become a symbol for the Victoriei Square, offering its tenants, in addition to the prestige of an office in an area known as the Central Business District of Bucharest, an optimum balance between the space efficiency and its maintenance costs, as well as many facilities for the employees working here. Currently, Europe House is hosting the offices of companies such as Orange, Alico, BCR Banca pentru Locuinţe (the Romanian Commercial Bank – the Housing Bank), BSS, CA Immo and CBRE. The building was constructed by GTC and sold to the Europolis investment fund in 2003. As from 1 January 2011, Europolis became part of the CA Immo Group.

Rents And Yields For Prime European Property Remain Broadly Stable

Prime rents and yields for European commercial property remained broadly stable in the final quarter (Q4) of 2011, despite continued economic uncertainty and negative sentiment across Europe, according to new figures released by CBRE. European prime yield trends have remained stable for several quarters, moving up by no more than 10 basis points in any property sector throughout 2011, while rents in the office and industrial sectors have risen by less than 1% over the same period.
